Job Purpose:

? Serves as the single point of responsibility, accountability and authority for delivering the individual Shanghai Campus Project(s) from inception through completion.

Major Accountabilities:

? Report directly to the ‘Project Manager Campus Shanghai’

? Responsible for the entire lifecycle of a project so that is it delivered on-time, within budget, at the appropriate quality level and meets user needs

? Serve as day- to-day management contact with the project management firm’s direct counterpart

? Know and understand all contracts related to the project(s)

? Conduct project level meetings as necessary to provide platform for communication between project members, coordination and follow-up of action items, and quick resolution to issues

? Monitor the costs of the project(s) during the design and construction phases to ensure that progress is in accordance with the budget and take corrective action (i.e. change request, scope addendum), in cooperation with the financial and procurement support staff

? Ensure that all required approvals (financial, procurement, permits etc) are obtained in the corresponding pases and that an appropriate “paper trail” for the project is maintained

? Coordinate, supervise and monitor all in-house or outsourced architectural, engineering, project management, and construction management personnel to meet project needs, performance schedules, compliance with design criteria, satisfaction of end-user needs, and quality design

? Review the following documents for each project(s) and take appropriate and necessary action:

？ Requests for Information (RFI’s), Submittals (shop drawings, material samples, etc.)

？ Project Manager/Construction Manager, Contractor or other consultants requests for payment and/or invoices

？ Change requests, extensions of timelines or progress schedule

？ Other project correspondence

? Adhere to defined Novartis management and delivery processes and other policies relevant to the project’s scope including any foreign corrupt practices issues that may arise during the project

? Maintain accurate and current project records by following the document control system procedures

? Assure that the site safety program is being instituted and maintained for the project(s)

? Visit the construction site at regular intervals or as necessary to ensure project objectives are achieved

? Provides leadership and teambuilding opportunities and sets a positive example for the project team

Ideal Background:

? Demonstrated history of leading large building design and construction programs through to at least first year of occupancy on time and meeting all major milestones

? Success in management of large investment projects

? Broad personal experience in designing/constructing

? Well accepted team player, skilled in managing, organizing and leading international teams

? Ability to regularly interact with the company leadership of a major US or European multinational

? A reputation for the highest personal ethics and standards of business behavior

Education: ? Undergraduate degree(s) in engineering, architecture, or project /construction management, masters a plus

Languages: ? Fluent in English; Mandarin preferred

Experience: ? 5+ years of project management across multiple sites

Competency Profile:

? Proven ability to set and meet performance targets within a predefined budget and timeline

? Ability to work collaboratively with and influence multiple stakeholders and users

? Demonstrated ability to innovate and results driven

? Excellent command of Microsoft Office

? Willingness to travel locally and overseas
