1．执行物业总经理的各项指示，主持好工程部所有人员的工作，确保人尽其才，合理使用，精干显效；
2．负责小区内机电设备的操作运作正常，制定部门的年度、季度、月度计划，包括工程维护保养预算、人员编制、工作内容、物品申购计划、能源管理措施、外判工程计划以及安全、保卫及技术资料档案/图纸、影像等管理工作；
3．制定机电设备的日常运行、维修保养和巡视检查制度，并监认真执行；
4．配合洽谈和协助处理各项工程技术类的合同协议（含外判维护保养和购货合同），对各承建商、承包商、供货商的实际工作、进度和质量实施监督、跟踪和记录、总结；
5．制定安全工作制度及突发事件应急处理程序，指挥属下员工解决物业的各种突发事件，妥善处理善后事宜；
6．监督检查部门员工的行为、考勤、衣着纪律，确保属下员工的行为规范符合公司要求，做好员工考核工作；
7．检查下属各类工作报告，每旬向直属物业总经理作出书面的工程报告；
8．有计划地组织部门员工的培训，不断提高对整个小区的管理水平；
9．协调好政府各公用事业单位/部门的关系，确保辖区水、电、煤气、电话、消防、技防、卫星接收、手机信号等设施的正常使用；
10．遵守客户投诉意见处理制度，确保所有维修单和投诉电话都得到满足的回复和解决；
11．每天坚持巡视现场，巡查工程各项工作的执行情况，发现问题及时处理；
12．每日填报”工作日志”记摘当日各相关事项明细，每周填报“周报备表”总结与计划上下周的部门工作要项；
13．规范有效地处理和终了突发事件；
14．负责本部门物品器具的管理工作,负责物品使用、申购、验收、保管和发放工作；
15．带领所属人员以“姿态良好”、“密切配合”与各相涉的部门/人士保持必须的团队合力与工作关系；
16，按时完成物业总经理布置的其他工作与任务。
