Job Duties & Responsibilities

Contract
- Review and understand the contract. Obtaining resolutions of any queries, clarifications and discrepancies related to contracts for approval.
- Obtain formal letter of award (where notification is obtained verbally).
- Vet through the Letter of Award and ensure the financial risk is minimum.
- Obtain deposits from client (Where applicable).
- Prepare Job-Data Sheet within specific time frame.
- Prepare budget monitor based on tender margin report by Head of Department.
- Plan milestone dates for application and certifications of payment from consultant.
- Ensure contractual terms are properly clarified.
- Prepare and attend project start-up meetings.
- Maintain good project margin.
- Monitor purchase orders issued to ensure budget is maintained.
- Evaluate and discuss progress to-date with construction manager, make application to consultant for certificate of payment based on planned dates.
- Manage change orders inclusive of procurement in conjunction with the CM. Ensure agreement and timely sign-off of change orders.
- Manage and agree periodic valuation and certification of payment with trade contractors.
- Assistant to review the impact of extension of time contractually and assist in the preparation and substantiation of the extension of time application.
- Maintain control of project drawings and records.
- Prepare cost report to Head of Department.
- Attend Project Meetings i.e. Internal Review, Client Consultant Meeting, and Trade Contractors Site Meeting, 3/4 Completion Meeting.
- Ensure CIDB and insurance are notified and purchased respectively.
- Ensure Performance Bond is purchased as per Letter of Award with the required format.

Completion & Post Completion
- Agree final accounts with clients and trade contractors within stipulated benchmark.
- Apply for certificate of release of retention, upon making good defects by Construction Department.
- Monitor retention reeases for trade contractors.
- Prepare and attend project post mortems.
- Attend to the additional works required by the client after completion.
- Liaison with CM on trade contractors defects and contra charges (if any).
- Monitor the release of Performance Bond.

Job Requirements

- Diploma / Certificate in Quantity Surveying / Building or equivalent / Project Management
- At least 7 years full time working experience with a QS Consultant / Fit out or Interior Design Contractor Company or related field
- Familiarity with Interior fit out project or architectural finishes
- Experience working with a team and consultants
- Experience of managing trade contractor
- Good command of English both of written and spoken
- Able to work independently with minimun supervision
- Honest, passionate about work and working smart
- Computer literate and good communication skill
- Responsive and result oriented
- Highly organised and ability to prioritise
- Strong interpersonal skills
