Founded in 2005, the SPACE group has since established itself as one of shanghai’s market leaders for small to medium-sized redevelopments. It has engaged in over 20 re-development projects ranging across luxury residential, hotels, office complexes and industrial buildings. This experience has endowed us with strong market instincts, and a successful track record in turning concepts into reality. Now the SPACE group is looking for an experienced Property Manager to help with the management of its a few existing projects.
This position reports to the Asset Manager and is responsible for all facets of property management including property interfacing with tenants, visitors and vendors, budgeting, sales & marketing, construction and reporting.
Responsibilities:
1. Building / Property Management
a) Building maintenance: insure the properties in operational conditions, have problems fixed timely, ensure the safety of the properties
b) Regular inspections /scoring on buildings and properties
c) Repairs and construction upgrades: source quality constructors, conduct construction and upgrade properties at company standard, strictly checking construction finishing to ensure properties maintained at its high-end class
d) Check utilities meter reading and fees calculation from on-site management or by itself
2. Tenants management and service upgrades
a) Keep positive tenants relations and communications
b) Consistently improve tenants services
c) Timely respond and solve tenants concerns, problems
d) Consistently endeavor on improving customer services by submit and request approval of proposals to senior management
3. internal service team management & office paper work
a) Manage on-site property management team, guards, cleaning Ayis, etc.
b) Regular check the performance of on-site management team
c) Budgeting, request approvals for maintenance, repairs and constructions
d) Apply payments of constructions and upgrades
e) Reimburse property management costs
4. Marketing & Sales for available space
a) Market and advertise available space
b) Manage clients, agents, properties database
c) Take viewings, negotiating, contracting
d) Execute property hand-over at check-in and check-out
5. Deliver regular reports to senior management
a) Property inspection scores report
b) Property management summaries monthly, quarterly and yearly
Requirements:
Minimum 2 years working experience in property management
Contract negotiation background preferred
Likes to approach people, positive, out-going and aggressive
Fluent English in both written and spoken

Basic Salary + bonus based on performance
