BASIC FUNCTION
The Global Category Manager - Real Estate has the primary responsibility to partner with Kohler Co.’s business units to serve as a subject matter expert regarding real estate transactions for the development and implementation of BU strategic plans. This position helps to define the overall global plan for Kohler Co.’s owned and leased facilities, ensuring all properties approach 100% utilization and no property is less than 60% utilized for more than 6 months. This position will also reposition idled properties and create strategies regarding vacant land bank parcels.
SPECIFIC RESPONSIBILITIES
? Strategic Planning & Asset Utilization
? Structure and lead real estate development projects, including property acquisitions and dispositions, financings, entitlements and applicable due diligence.
? Prepare initial site and market analysis including demographic reports, maps, competition reports, and general site information.
? Coordinate with Finance to develop and implement financial models for potential sites and projects.
? Field all prospective sites that are presented to Kohler Co. and coordinate applicable site visits.
? Manage real estate location inquiries, suggestions and requests regarding prospective locations as assigned.
? Negotiate and close all real estate transactions, working with Manager of Corporate Properties and Lease Administration and BU executive team.
? Assist Manager of Corporate Properties and Lease Administration in developing and executing global real estate strategy in cooperation with executive management.
? Screen investment opportunities and make internal recommendations based upon established due diligence protocols and tax implications.
? Oversee purchase and sale negotiations, due diligence, partner communications, closing support, and all other aspects of buying or selling development sites. Including, but not limited to, those pertaining to site acceptability, contracts and letters of intent, financial and market due diligence, environmental review, title and survey, procurement of entitlements, etc.
? Study and evaluate demographic data and benchmarks, trade area and site variables to develop strategy and tactical plans in coordination with Kohler Co.’s internal GIS department.
? Coordinate with Construction Management and Finance to develop and analyze budgets and financial information for new developments, including PI and SVA analysis.
? Develop list of BU requirements and gain alignment on goals.
? Leased Facilities
? Conduct market and demographic research and lead site selection and property tours with BU teams and third-party service providers.
? Prepare financial analysis with Accounting to support lease recommendations.
? Negotiate all terms with prospective landlords (i.e. rental rates, term, cancellation/renewal options, and tenant improvement allowance) and partner with internal Legal team to edit lease agreements and necessary legal documents (i.e. LOIs, estoppels, SNDAs, subleases, etc.).
? Coordinate with Manager of Corporate Properties and Lease Administration to ensure lease obligations are fulfilled, documentation and BU issues are resolved.
? Build and direct a team of external real estate brokers in applicable markets to execute global strategies.
? Land Bank Management
? Identify and evaluate all vacant land owned by Kohler Co.’s, monitor current values and potential future values.
? Track and manage nonrevenue producing land bank parcels and develop strategic plans as needed for future development or disposition of non-investment grade surplus land.
? General Real Estate Management Activities & Communication(s)
? Expand existing partnerships and establish new relationships with proven real estate brokerage firms in select markets around the world.
? Prioritize work effectively and gain alignment with BU executive management.
? Communicate efficiently and regularly with all parties involved in a project, i.e. sponsor, stakeholders, team members, etc. Ensure clear and concise alignment on milestones, goals, issues, and status.
? Communicate resource shortfalls to Manager of Corporate Properties and Lease Administration in a timely manner.
? Successfully identify risks and formulate possible solutions of pending real estate transactions.
? Communicate objectively and effectively with Manager of Corporate Properties and Lease Administration on a bi-monthly basis regarding status of real estate transactions, outstanding issues, or concerns.
? Prepare and maintain reports and documents for executive management, including updates of all active & idle sites, proposed site packages for committee review, new location status and renewal/expiration/cancelation report.
? Seek, establish, build and maintain relationships with, Real Estate Investment Trusts (REITs), Brokers, Developers, and Landlords.
? Prepare strategic plan reports as assigned and assist Manager of Corporate Properties and Lease Administration on presentations to Executive Committee.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
? Working knowledge of real estate laws, documents and contracts including leases, subleases, lease assignments, development agreements, listing agreements and PSAs.
? Working knowledge in evaluating all aspects of potential real estate sites, such as demographics, local retail trends, co-tenancy and traffic patterns.
? Working knowledge of financial data, budgets and variance analysis.
? Experience with mapping and analytical platforms (GIS, etc.).
? Demonstrated customer service skills.
? Excellent communication and negotiation skills.
? Attention to detail and compliance with company policies and procedures.
? Ability to work independently and manage time effectively to achieve results.
? Ability to negotiate and close retail, industrial, and office lease transactions.
? Ability to interact with all levels of the organization.
? Self-motivated and demonstrated ability to work collaboratively.
? Strong legal acumen, proven experience negotiating complex lease terms.
? Strong financial modeling skills. Advanced Excel skills preferred.

EDUCATION & EXPERIENCE REQUIREMENTS
? Bachelor’s degree in marketing, finance or real estate, MBA is preferred.
? Extensive understanding of real estate, with a proven track record of successful real estate transactions across all property types.
? 10+ years of experience in a national or international corporate environment preferred.
? Experience managing real estate brokers and due diligence consultants for purposes of evaluating and completing a wide range of real estate transactions.
? Current knowledge of industry trends in real estate and development, natural desire to understand specific market characteristics.
? Previous experience in a retail and industrial environment is required.
? Strong organizational, communication and interpersonal skills are essential to this position.
? Position is actions oriented requiring the incumbent to creatively plan, prioritize and meet tight timelines on a consistent basis.
? Able to perform effectively with limited supervision across numerous internal and external departments, maintaining a high standard of professionalism and integrity.
? Advance knowledge of Microsoft Office software including Word, Excel, Projects, and Outlook are required.
PHYSICAL REQUIREMENT
? Ability to lift and carry small to medium items weighing up to 50 lbs. Utilizing appropriate equipment.
? Ability to travel nationally and internationally up to 50% of the time.
