Mission

The BMS Application, Commissioning Specialist is responsible for converting the BMS functional specifications from the client into an operational system then complete off site testing to confirm operational effectiveness in order to perform proper consolidated turnover to the end user. The mission includes, but not limited to, the following:

in charge of the following project phase:

- PLC/DDC programming

- BMS software design, implementation, test for the following application:

o Server/Workstation preparation

o Database

o GUI

o Diverse application required by the project….

- Testing & Commissioning (including troubleshooting).

- Training/turn-over.

- Demonstration / Acceptance.

in charge of the preparation of following submittals:

- I/O data point List adjusted as per site condition

- BMS equipment Schedule

- BMS interface drawings, schematic diagrams of field devices and PLC for installation reference

- Functional Specifications

- Testing & Commissioning Method statements (Project Specific) & procedure

- Point to point testing form

- Equipment managed performance testing report

- Training Handover Documentation (Software O&M…)

Supporting the Project in Charge/Supervisor/QA-QC in:

- all design changes in his change order management activities

- coordinating work with other trades (ie: electricians, HVAC technicians, plumbers)

- talking to the owner or owner’s representative to find out their requirements.

- preparing project schedule based on contracts, plans and specifications.

Responsibilities:

- Work under the direction of a BMS engineer.

- Prepare constant reporting and weekly progress accomplishment work for review of his manager.

- Reading and understanding mechanical/electrical/plumber etc. plans and wiring diagrams

- Work according to project timelines and required processes

- Work on construction sites and follow required safety measures

- Control and monitor the progress and quality control for project implementation

Qualifications

- Speaks English fluently

- Electronics/Electrical/Mechanical Engineering Degree or related field

- 3 years’ experience in related fields

- Experiences abroad and especially in China is a plus

- Ability to speakChinese/Mandarin is a plus

- Proficient in MS Office Suite

- Excellent written communication skills

- Self-motivated, good organizational skills, detail-oriented, flexible, multi-task and meet deadlines
