工作使命:
通过设备维修保养,宜家始终为所有商场员工和访客提供安全、清洁、舒适的环境,同时保证所有设备和系统时刻正常运转,从而帮助实现销售额最大化和提高顾客满意度的目标。
工程部经理负责维修保养宜家设备和资产,通过重点维修保养,以最低成本使设备使用寿命达到最大化,从而确保商场整洁如新。
任务:
? 通过年度评审的个人发展计划,确认工程部团队的职位和主要权责、评估雇佣员工的能力并明确培训需求,从而组建并维系高效的维修保养团队。
? 与SO建立并保持联系,获得集中支持。
? 以身作则,指导并建立能够体现宜家文化的互相信任、尊重及主动的团队精神,通过指导、激励和提供建议,支持其他部门完成商场BPL。
? 明确了解宜家维护资产和设备的标准,在每年的商业评估中保持商场的服务设备整洁如新。
? 监管并指导外包公司,保证商场每日都整洁如新。
? 制定并实施每日、每月及紧急情况下的预防维修保养计划,以确保所有商场的设备时刻正常运转。
? 通过实施节能流程,确保建筑设备自动化系统正常运转,并在节能方面发挥重要作用。
? 在高压和低压电力系统、电梯、叉车、锅炉以及雷电防护区方面,遵循政府有关检查和认证的法律法规。
? 根据宜家政策,控制维修保养运营费用。

具备维修保养和工程经验
具备在零售环境中工作的经验
了解所有与设备相关的活动的成本和成本规避
具备建筑设备自动化系统知识
具备电梯、灭火设备及消防警报系统等方面的知识

PURPOSE OF FUNCTION:
To navigate the growth of IKEA and steer the business towards sustained long term profitability by:
?Being driven by the IKEA Business Idea, culture and values, with a focus on sustainable profitability.
?Being a pro active trustworthy partner taking a multidimensional view in becoming the leader in life at home.
?Identifying and evaluating business opportunities to enable IKEA organizations to make optimum decisions.
?Initiating and supporting the development of new ways of working, with focus on simplicity.
?Providing relevant and user friendly business information standardized for all IKEA organizations
PURPOSE OF THE JOB:
Through facility maintenance IKEA can continually provide a safe, clean, comfortable environment for all staff and visitors to our stores while keeping all equipment and systems fully functional at all times, and therefore fully supportive of the goal to maximize store sales and enhance customer satisfaction.
The Facility Manager is the person in IKEA to take care of our facilities and assets maintaining them to ensure that the store is "in shape as new by prioritizing asset maintenance to maximizing equipment service life with the lowest possible cost.
ASSIGNMENT:
?To setup and maintain an efficient maintenance team through identifying posts and key competences within the facility team, assessing the capabilities of hired co-workers, and defining the training needs, through individual develop plans in the annual review.
?To establish and maintain links with SO and get centralized support.
?To coach and build up trust, respect, and proactive team spirits by being an example in the team reflecting IKEA culture, supporting all other departments in the completing of Store BPL through directing, motivating and advising.
?To maintain the store AS-NEW in the annual commercial review by clear understanding of IKEA’s standard in the preserve the facility of our investment.
?To maintain day to day clean status of the store by supervising and directing the out-sourcing company.
?To establish and implement the preventive maintenance plan, daily, monthly, and emergency maintenance routines, in o to keep all store facility fully functional all the time.
?To ensure BA (building automation) running normally and play an important role in energy conservation by executing energy saving routines
?To comply with government laws regulations on the inspection and certificating in High-low Voltage power system, elevators, forklift, boilers, lightening protection areas.
?To control the maintenance operation cost according IKEA policies.
COMPETENCE:
Knowledge and previous experience
Previous Maintenance & Engineering experience
A background in retail environment is desired.
Awareness of cost and cost avoidance within all facilities related activities
Certification of Electrician, or plumbing and HVAC
Knowledge of building automation system
Knowledge of lift, elevator, fire-fighting pump, fire alarm system
To view and manage the maintenance function as a service to all departments
To recognize and identify the related problems before they becomes serious
To priorities the tasks and solve problem internally or through out sourcing
