Job Purposes/Objectives:

Responsible for the day-to-day implementation of policies, procedures and programs that will assure a well managed, well maintained building, placing primary emphasis on positive response to the concerns and needs of the tenants & shoppers, environmental health and safety, in meeting the Owner's business goals and objectives.

Main Duties/Responsibilities:

· Undertake the day-to-day property management of a retail mall.

· Assist to develop and implement real estate & repositioning strategies.

· Hold overall budgetary responsibility and accountability of the retail mall on property related expenses and management of arrears of rental, property management fees and other income.

· Be accountable for all Property Management KPI's in respect of the assigned retail mall.

· Provide timely performance reporting of financials, property & facilities performance against agreed performance indicators as part of overall reporting requirements.

· To ensure all fire, fire safety and other safety programs are established & implemented.

· To supervise all maintenance programs relating to the interior and exterior conditions and appearance of the property.

· Responsible for all vendor service and capital improvement contracts and to ensure that the property is maintained in an appropriate and cost effective manner.

· Responsible at all times for a positive and prompt response to requests from building tenants and for the implementation of ongoing contract programs to constantly assess tenant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant and the property.

· Responsible for the selection of contract services and monitoring of vendor performance to assure full compliance with standards established within the service agreement.

· To develop and administer the Property Operating Budget, subject to the approval from the Board.

l 监督项目内外的维修工程

l 负责所有供应商的服务和资产改进的合同,有效、高效的维护资产。

l 及时有效与租户沟通，积极快速解决租户的问题，确保正在进行的合同得以实施，从而达到双赢。

l 负责服务供应商的选择和监控供应商绩效，确保完全符合标准的服务协议。

l 开发和管理经董事会批准的物业经营预算
