Property Management: Work with outsourced companies engaged to setup service standards, supervise their training (security, grounds keeping services), parking plan, tenant delivery plan & procedures and purchasing of equipment, vehicles & supplies needed for Centre management etc. 物业管理: 与外包公司一起设定服务标准,进行培训(保安, 公清),停车场规划,商户进货路线和程序规划,服务设备、车辆及用品等方面的采购建议。
Tenant Management. Oversee the store staff performance, inventory, VM, merchandise, music, smell, equipment and store management of tenants to ensure their operations are in proper order and meet the requirements of the shopping centre. 商户管理。关注店铺员工业绩、库存、陈列、货品、音乐、香氛、设备及店铺管理,确保运营标准达到购物中心要求。
Business performance management. Monitor and escalate tenants' performance through extensive communication with store and brand level regarding action plan and sales promotions. Monitor tenant sales performance and potential and communicate with Leasing team as needed regarding tenant performance to ensure profitable and strategic business operations. 生意管理。通过与品牌及店铺制定行动计划及促销提升商户业绩。与招商团队沟通商户业绩与潜力,确保赢利、战略与生意运营。
Area management. Conduct routine inspections of shopping centre including common area, stores, VIP lounge, Information Centre and more to ensure smooth operations. 区域管理。对购物中心公共区域、店铺、VIP室、信息中心日常检查确保正常运营秩序。
Internal communication. Act as the window and bridge between tenants and relevant departments including IT, finance, marketing. Assist in these functions as needed to optimise tenant cooperation and maximise business efficiency. 内部沟通。做为商户与购物中心各职能部门的窗口与桥梁,优化合作,最大化业绩。
Customer service & crisis management. Handle customer complaints, crises and emergencies together with Customer Service and Security teams. 客户服务与危机处理。协同客户服务与安保部门处理客诉、危机及紧急事项。
Accounts receivables. Coordinate with Finance department as needed on accounts receivables and other financial issues of tenants. 应收账款。协同财务部门沟通应收账款及其他财务事项。
Report analysis. Analyse business reports for KPIs to escalate performance. Organise store managers' meetings on weekly and monthly basis.报表分析。依据KPI分析提升商户业绩,召开每周及月度店经理会议
