Tasks/任务:
? Responsible for planning, directing and controlling facility maintenance to ensure proper safety, sanitation, and mechanical functions for all buildings, grounds, and equipment.
? Perform general preventive maintenance and maintenance of all buildings, building equipment and fixtures.
? Coordinates maintenance, repair and other facility projects.
? Maintain electrical, plumbing and/or heat/AC systems. Verify that elevators, air conditioning, heating, etc. are working and arrange for repairs, if necessary.
? Ensures that all utility systems are fully operational and inspected in accordance with preventive maintenance schedules.
? Establish for the facilities and/or main equipment a detailed maintenance schedules.
? Space planning including the coordination of all activities for moves, adds, and changes.
? Meets with department leaders to discuss matters concerning space, workflow, relocation, alteration, or remodeling, and oversees the preparation of working drawings and plans.
? Identify and initiate continuous process improvements related to facilities.
? Manage negotiation and execution of transactions, agreements, and related documentation for facility products and services.
? Documentation, communication, training and maintenance of Facility Procedures.
? Manage the internal security system, security guards and procedures. Ensure building security system is in good working order and that policy and procedures are followed by employees.
? May oversee Safety programs to ensure safe facilities and working conditions – (Fire, Security and Emergency Response).
? Align with Business within facility to support business goals and needs.
? Align and/or support environmental issues with authorities (air, noise, water, etc.)
? Manage the storage of key spare parts for the facility systems (e.g. filter, breakers, belts, etc.)
? Tracking the running costs of facilities
? Make budget estimation for possible repair works and arrange suppliers for such fixing works
? Our Facility Management systems are, but not limited: Nitrogen station, all electrical systems, the air-conditioning system and its related system (like chilled water), process cooling water, landscaping, windows & doors, all firefighting systems, the Building Automation System, city water and plumbing system, cameras and IR fencing system, etc.
Requirements:
? Bachelor’s Degree, preferred
? 5 years facilities services or related experience to include facilities maintenance, project coordination, office services and related activities.
? Knowledge and experience with facility systems including but not limited to plumbing, Heat/AC, electrical systems, power distribution.
? Knowledge of local fire safety codes and other applicable codes.
? Skilled in coordinating multiple priorities concurrently and effectively.
? Commitment to Continuous Improvement
? Good leadership skills and communication skills
? Demonstrated proficiency with applicable computer systems, such as Microsoft Office, Outlook and function specific software.
? Basic English skills in reading and written.
