职位名称：物业项目副总

公司简介：东莞市信鸿物业管理有限公司，专业从事企事业单位的后勤物业管理服务。公司坐落于东莞市南城区，主要客户有，诺基亚、恩智浦、质监中心、技监局等。
职位职责:：
1. 全面负责某工厂物业项目的整体（包括该管理区域内的宿舍管理、公共配套设施和机电设备的维修管理、绿化和清洁管理、安全和消化管理、营造社区文化等）日常管理工作，领导项目成员完成公司下达的责任目标，包括（预算及成本目标、客户满意、品质目标、团队管理等）
2. 负责项目现场的客户沟通，客户满意率达成公司的要求
3. 根据公司要求对有关合同及分包商进行评审和管理
4. 制定月度、季度、年度工作计划和总结
5. 上司交办的其他任务。
任职资格：
学历：大专或以上学历，物业管理等相关专业优先
专业经验/年龄：30-45岁，5年以上相关工作经验。
知识/技能：
1、 熟悉物业管理工作流程和环节。
2、 熟悉办公自动化软件操作。
3、 良好的口头和书面表达能力（含国语、粤语、英语）
个人素质：
1. 较强的计划、组织、协调、控制、督导能力，具备全面统筹管理大型综合物业的能力。
2. 良好的职业素养及责任心。
3. 良好的服务意识、应急处理能力。
4. 良好的团队组织和协调能力。

Job Title：Property & Project Manager
Workplace： DongGuan City， HuangJiang
Profile：DongGuan XinHong Property Management Co., LTD
The specialty is engaged in the enterprise or business unit of logistics property management services. Company is located in Nancheng District DongGuan City. Major clients are including Nokia, NXP, DongGuan Quality supervision and inspection center, Bureau of Quality and Technology Supervision of Dongguan City and so on.

Position Details:

1. Fully responsible for the factory overall daily work of the project（including the area of the dormitory management, public facilities and electrical and mechanical equipment maintenance management, greening and cleaning management, security, and digestion, create a community culture, etc.）, and lead project team to achieve the company target ( Including budget and cost objectives, customer satisfaction, quality goals, team management, etc.)
2. Responsible for the site of the project communication and Customer satisfaction to achieve company's requirement
3. Review and Manage relevant contracts and sub-contractors.
4. Formulate monthly/Quarter/Annual working plan and summaries
5. Other tasks assigned by the supervisor/Director.

Job Qualification:

Education Background:
1. TAFE/College graduate or above
2. property management or related major is preferred

Professional experience/age:
1. 30-45 years old
2. At least 5 years work experience in Building and property/Factory management

Knowledge/Skills:
1. Be familiar with the property management work process
2. Know well in office software operation
3. Good command of both spoken and written Chinese and English, proficiency in Mandarin will be a plus

Personal Quality:
1. Good at planning, organization, coordination, control and supervision ability, have the ability to comprehensive management of large-scale integrated as a whole property.
2. Be professional and sense of responsibility.
3. Service oriented with good coordination and strong ability to solve the emergencies.
4. Good at team organization and coordination ability.
