The Real Estate Portfolio Manager is responsible for a wide variety of tasks and projects associated with managing real properties in an assigned regional portfolio to initially include China, Japan, Korea, Singapore, Malaysia, India and Australia. This responsibility includes lease negotiation and management, transaction and budget management, vendor/contractor selection and management, financial analysis, and internal policy compliance related to the assigned properties. The individual will join the Corporate Real-estate/Facilities organization in Shanghai, China and report to the Real Estate Dept. Manager based in Beaverton, Oregon. The Real Estate Portfolio Manager will work proactively with business unit leadership as well as with key corporate functions (Finance, Legal, IT, Facilities, HR) to understand business requirements and support the implementation of a real-estate strategy to attain business objectives. They will be responsible for achieving measureable year over year quality, cost reduction and business customer satisfaction goals.

Key responsibilities:

§ Participate in global real estate portfolio planning and site selection, including identifying plans for portfolio expansions, reductions or other adjustments necessary to meet business objectives;

§ Overseeing the execution of lease and property management transactions for the assigned portfolio;

§ Optimize the total real estate expense for the assigned properties;

§ Develop internal network necessary to identify portfolio real estate requirements;

§ Evaluate real-estate assets and obligations;

§ Analyze real-estate market data and perform financial analysis of project costs;

§ Negotiate business terms and legal documents relating to leasing of properties;

§ Manage real estate brokers, architects, attorneys, construction contractors project managers, and related vendor relationships;

§ Lead project team to drive project schedule and budget objectives;

§ Participate within project teams and ensure timely completion of projects;

§ Develop annual capital and expense budgets and related monthly forecasts;

§ Manage internal customer expectations regarding service, quality and cost effectiveness; resolve internal and external conflicts as necessary;

§ Perform analysis and conflict resolution related to operating expense reconciliations, lease issues, etc;

§ Provide technical assistance and oversee maintenance and repair projects.

§ Oversee adherence of corporate design and space standards;

§ Maintain files, records and databases for assigned portfolio.


Qualification:
§ 5-7 years of experience in a real estate portfolio management role, preferably with a multi-national corporation.

§ Demonstrated success in client relationship management, strategic vendor management, financial analysis and management of cross-geographic and cross-functional team initiatives; able to develop “trusted advisor" status with business unit mid and senior level management.

§ Demonstrated experience in real-estate negotiations and influencing skills.

§ Strong communications (written and verbal) skills in both English and Mandarin.

§ Demonstrated experience working with and understanding various cultures or working for a global company.

§ Willingness and capability to travel and to work on various projects in multiple countries simultaneously.

§ BS in Real Estate, Construction/Project Management Finance, Engineering, Architecture, or BA/BS and work experience in related field.
