寻找店铺

1) Be the main contact for real estate agents throughout China for street and shopping mall stores

是与房产中介沟通的主要负责人，在中国范围内寻找街边店或商场店铺

2) Responsible for the search and evaluation of suitable new store locations

负责寻找和评估合适的新店地址

3) Carry out due diligence work for each new location to ensure the company can maximize it’s potential and ensure the location has all legal documents for all proper and legal licenses and permits

为每个新的地址开展尽职调查，确保公司可以最大化开发它的潜力，并确保该地址有注册营业执照和申请各种许可证所需要的所有法律文件

4) Creation of Flagship stores in key strategic locations throughout China, including SH, Chengdu and South China

在中国范围内，包括上海、成都和华南地区等重要战略地点创建旗舰店

5) Support our franchise partners with up to date store search instructions and understand the needs of each franchisee and the ideal location they want

为加盟商伙伴提供最新的店铺寻找说明，了解每个加盟商伙伴想要的理想位置的需求

6) After finding a store that has passed store evaluation and due diligence to meet with franchisees and sell store locations to franchisees by:

在找到的店铺地址已经通过店铺评估和尽职调查，且店铺满足加盟商的需求之后，提供以下相关的店铺位置信息推荐销售给加盟商：

a. Understanding geographic area

熟知的地理区域

b. Area target market

区域目标市场

c. Consumption capacity and trends

d. Apartment rental prices

店铺租金

e. Offices in area

区域办公

f. Explain the advantages of the store in the area and time needed to get sales up to standard

分析在此区域内店铺的优势，和能达到正常销售额所需时间

g. Explain any disadvantages and how to overcome them

h. Why this location has passed CHEERS evaluation

解释为什么此店铺能通过CHEERS的评估

7) After location is accepted by franchisee support franchisees in rental negotiations

加盟商接受店铺位置之后，协助加盟商进行租金谈判

8) Support franchisees in any necessary legal documents that is needed by landlord or management from CHEERS

协助加盟商与房主和CHEERS管理层沟通注册所需要的任何法律文件

9) Support Franchisees with Government Licenses…..

协助加盟商申请经营所需的所有证件

10) Manage and supply 5 locations per month,details as below:

Must have requirements

必须具备以下要求

1) Fluency in spoken English and Chinese

流利的中英文沟通能力

2) A minimum of 5 years experience in store location search. Preference will be given to those with a retail and or a property development leasing background

至少5年的店铺选址经验，有零售或店铺开发租赁背景经验的优先

3) A strong self-managing person who has the ability to multitask and work under pressure to strict deadlines

很强的自我管理能力，且有能力在多重任务及压力下按时完成工作

4) Good analytical and observation skills

5) Must be well organized

6) Ability to make decisions and plan implementation
