Major Responsibilities and Objectives

· Reporting to the Assistant Technical Manager for the management of a technical team for day to day maintenance, renovation and tenant fit-out control.

· Implement standards for the effective economic operation, repair, maintenance and improvement of company properties in accordance with stated policy and best practices.
监督项目按计划、标准及操作规程按时对机电设备设施及系统进行保养工作。
· Directs and supervises the technical staff to execute planned and ad-hoc maintenance work.
指导和监督工程人员执行计划性和临时性的维修维护工作。
· Participates in the design and alteration decisions for building, mechanical and electrical systems.
参与建筑、机电系统的设计和改造决策。
Major Tasks and Activities
主要任务和活动
· In charge of the preparation, maintenance and renovation plans of the property centre.
负责物业中心的施工、维护和改造工程。
· Prepares, tracks and evaluates annual and 5 year technical budgets.
准备、跟进和评估年度及5年工程预算。
· Monitors the maintenance management of air-conditioning, electrical & mechanical installations and oversees cost-effectiveness.
负责空调和机电设备的维护管理，监督成本效益。
· Maintenance of complete technical records, drawings and manuals.
保存完整的工程记录、图纸和手册。
· Liaises with consultants and contractors on refurbishment and maintenance projects.
负责联系改造和维修项目的顾问和承包商。
· Analyses the plant and equipment operation to ensure reliability.
分析机房和设备运行，以确保其可靠性。
· Arranges staff rosters and training
安排工程员工值班和培训。
· Manages renovation projects and alteration works.
管理改造项目和改建工程。
· Vet tenant fit out plans and provide technical support and maintenance for tenants in accordance with lease conditions.
根据租赁条件，审查租户用能计划，提供技术支持和维护。
· Provides technical advice to Assistant Technical Manager on building maintenance and letting requirements.
在建筑维护和出租要求上，为副经理提供技术咨询。
Skills, Qualifications and Experience Requirements
· A degree in Mechanical, Electrical, Building Services Engineering or related disciplines
机械、电气、建筑环境与设备工程及相关专业全国统招本科毕业
· Chartered Engineer
工程师,建造师优先
· Five years post qualification experience and at least one year of which are at managerial level
五年工作经验,具有施工总包单位,国内综合设计单位工作经验优先
